  • Before we leave that briefing we will advise if your requirement is possible in the designated location at the nominated budget level.
  • If not, then we will work out where that can happen and advise you accordingly.

From start to finish, if you wish including :

  • Taking a brief.
  • Getting you educated into the market.
  • Finding the right property after looking at as many properties as it takes.
  • Informing you of all of the relevant aspects of the proposed purchase

Once you give the instruction to buy we then

  • Determine real current Value by analysing comparable sales.
  • We deal and advise in specific figures of value - not in broad price ranges .
  • Proceed to get all documentation checked legally( at your cost ).
  • Effect a building inspection if necessary.( at your cost )
  • Determine our negotiation strategy and various levels of offer.

Either at Private Sale or at Auction

  • Proceed to offer on your behalf or bid on your behalf.
  • Sign documents on your behalf ( with your authority ) if necessary.
  • Conclude the deal on the most cost effective basis possible and upon the most favourable terms and conditions.
  • Advise on levels of building insurance you should take out.
  • (Under Victorian Law the purchaser is responsible for insurance once a contract is signed).
  • If an investment property, advise on letting agents, rental levels and recommend a depreciation expert.
  • Negotiate leasing rates with leasing agents to save you money.
