As an extension of our Buyers' Agents core business we are very often requested by existing clients, and others , to act for them in the role of a Vendors Advocate.

Clients who are selling property often seek us out due to the following reasons :

• Clients want the benefit of our 60 years of Valuation and industry experience.
• They want a black and white picture painted of their situation rather than relying on a Selling Agent who may tell them what the Agent feels the client wants to hear just to win the business. Bad advice is often given by the Selling Agent at this point and this is unfortunately the start of some very damaging outcomes for many vendors.
• They require some comfort in the selling process from a party they have dealt with before and can rely upon apart from the Selling Agent.
• They want an element of reality, reliability and accuracy from a party who can be included in the process of selling standing between them and the Selling Agent.
• They want someone to relieve them of the process of dealing with the Selling Agents? ? someone they have confidence in.
• The client may be confused as to which Agent is best suited to the task and may be getting mixed messages from several Agents.

What we do for the client :

We act as a neutral point between the Vendor and the Selling Agent.

• We evaluate the property and provide a high degree of certainty as to the estimation of the selling price .
• We are present at the point of sale and get involved in negotiating the sale on Auction day or privately.
• We deal in an exact estimation of value by way of detailed analysis of comparable sales.
• The Selling Agents are usually not trained Valuers and therefore cannot analyze information to an exact value and therefore deal only in broad price ranges , which is usually very misleading as far as the vendor is concerned.
• We recommend the best Agent for the job. We know the best Agents and the worst Agents as we have been buying from them on behalf of clients for many years.
• The selling commission and advertising budgets are closely scrutinized by us and then negotiated on the sellers behalf.
• Our fee comes out of what the Selling Agent is paid.
• The vendor therefore gets our service free of charge .
